Aparna Shettigere is planned as two residential blocks with 8 homes on each of floors 1 to 12, which makes 96 homes in Block A, 96 in Block B and 192 in all. The plan is understood to include 3 BHK homes alongside 2.5 BHK and 3.5 BHK. This page sets out how the homes stack, which home types are understood, what Aparna Constructions has not yet announced about unit sizes, and how to read a floor plan when one is released.
Each block is planned as ground plus 12 upper floors and a terrace over two basements, with homes on floors 1 to 12. The counts are simple enough to check by hand: 8 homes a floor x 12 floors = 96 homes a block, and 96 x 2 blocks = 192 homes, on about 4 acres at Shettigere village in Bengaluru North.

Read across the two blocks, every floor level from 1 to 12 carries 16 homes, 8 in Block A and 8 in Block B. The blocks match each other in homes a floor, number of floors and height. The masterplan page shows how the two blocks, the driveway and the open space fit on the land.

BHK counts bedrooms with a hall and a kitchen. In India the half in 2.5 BHK and 3.5 BHK is commonly used for one extra room that is smaller than a bedroom, such as a study, but there is no standard definition. When plans arrive, ask what the half room is in each type, how large it is and whether it has a window and a door. Until then, treat any type, count or size you hear for a particular floor or block as unconfirmed.
Aparna Shettigere's homes are planned, and the details that turn a plan into a floor plan have not been announced as at 7 October 2026. Aparna Constructions has not announced home sizes.

Treat any home size you are quoted before Aparna Constructions announces one as unconfirmed. That includes a size worked out by dividing a project's total built-up area by its number of homes: a total area counts corridors, lobbies, walls and basement parking, so it is not the carpet or super built-up area of any home.
A floor plan for a 3 BHK or any other Aparna Shettigere home usually carries several area figures, and each one answers a different question. Ask for all three and ask what each includes.

The gap between the carpet area and the super built-up area is the carpet efficiency: carpet area divided by super built-up area. It matters because a rate is often quoted on the super built-up area, while you live in the carpet area. The table uses round numbers for illustration only; they are not Aparna Shettigere figures.

Two homes quoted at the same rate per sq ft can therefore cost quite different amounts per sq ft of usable space, which is why the carpet area and the efficiency are worth asking for alongside the rate. On the drawing itself, read the dimensions of the living room, bedrooms and kitchen rather than the totals, note where the balconies and utility areas fall, and check that the plan attached to the sale agreement matches the plan you were shown.

Tall buildings near an airport or an air base need aviation clearances, so ask Aparna Constructions whether a height clearance applies to the blocks and for its reference.
More than 300 car parking spaces are planned in the two basements, which are reached by two basement ramps. Aparna Constructions has not announced how parking is allotted to homes or what it costs. Car parking is usually billed separately from the base price of an apartment, so ask for it as a line on the cost sheet.
A cost sheet should state the basic price per sq ft and the area basis it is quoted on, whether carpet, super built-up or saleable, and then list floor-rise, car parking, club membership, corpus and maintenance deposit, legal fee, loan charges, GST on any separately billed items and utility connection charges. Aparna Constructions has not announced prices, so there is no cost sheet to read yet and none is quoted on this site. Stamp duty and registration are charged on the higher of the agreement value and the government guidance value, so ask which applies, and confirm the stamp duty band for this site with the sub-registrar.
